Below is a link to a retail study of Broadway specifically and Capitol Hill more generally. There is a lot of great data in this study including demographics, average rent, population density, and retail trends on the hill.

They refer to 98% of the people living on Capitol Hill as “Metro Renters”, young, well-educated singles beginning their careers in some of the largest US cities. The median age for this group is 33.8 and their median income is $57k. This study follows another study done in 2007. The most significant changes to Broadway since that study include four large developments that are now completed and the start of light rail station. The retail mix has continued to be dominated by food service while the clothing, accessory and gift segments continue to be tough segments.
